Plaintiff sued defendants, alleging entitlement to a real estate commission regarding a rental agreement. Judge Donohue granted defendants' motion for summary judgment and plaintiff appeals.

After carefully considering the record and briefs, we are satisfied that all of plaintiff's arguments are without sufficient merit to warrant discussion in a written opinion, R. 2:11-3(e)(1)(E), and we affirm substantially for the reasons expressed by Judge Donohue in his thorough and well-reasoned written opinion, which was attached to the order of December 19, 2006.

Affirmed.
